What is a resort home?

A resort home is a let able residential unit build on a piece of land ( 500 sq yard or above), with a build up area of 600 to 1200 square feet comprising of bedrooms, kitchen, bathrooms, porch etc and with features like garden pool, gardens, timber plantation, fruit orchid and children play garden.

Government approved into residential unit.

What is a managing resort?

Managing resort is company owned and managed fully equipped command center having facilities like swimming pool, spa, gym, restaurant, bar etc. This is a common club area for all resort homes. From here only company manage all the facilities like water, electricity, food & beverages, house keeping, maintenance, security and marketing for the resort homes.

“Resort Home” is a revolutionary new concept in real estate and hospitality sector pioneered by Riverarch farms Holidays P Ltd. It is a holiday home for an investor which will also earn handsomely for him.

Any individual who own a holiday home use it only for some days in a year, rest of the time he pay for the maintenance and security of the property.

Here come’s Greenfields resort home, now you can own a holiday home bypassing the pain of yearly maintenance and security and added advantage of assured/guaranteed yearly income. One resort home can earn you up to Rs. 5, 00,000/- per annum (from rentals) plus a lump sum of Rs 25 lacks after 15 years (from plantations). What about appreciation of property? Sky is the limit!

How it works?

When a investor buy a resort home unit for example a 900 yards plot with 1100 sq feet buildup area with 2 bedroom, living room, kitchen and porch the absolute ownership and possession of the said unit will be transferred to the buyer. Now the investor will enter an agreement with the managing company i.e. “Riverarch Farm Resort P Ltd” to let out his unit by attaching it to the Managing resort of the company.

Company will take care of all maintenance, food & beverages, housekeeping and security and let out the unit to its clients and tour operators on daily or weekly basis and will share the revenue with the investor. Company will also give a guarantee for a yearly return for three consecutive years (see chart 1).

Lease income earn by the investor will be 50% of the total lease income earn on his/her unit or the guaranteed lease income mention in chart 1 which ever is more. Company will retain rest 50% as the marketing, administrative and facilitation charges.

Rules and conditions:

  1. Company will have the right to let out the property for at least 3 weeks in a month
  2. Guarantee program will initialize after completion of construction of resort home or registry in favour of the investor which ever is later
  3. Unit will be lease out by the company only in any case
  4. Investor can use his unit whenever he wants, but he has to confirm the management in advance so that the booking would not be done for that unit. If booking is already made then company will provide some other unit to the investor
  5. The guaranteed money will be paid after deducting maintenance charges of the property
  6. Investor can avail all the facilities of the managing resort as the privilege member
  7. Food & beverage and other facilities charges will be separately born if availed
  8. Company will intimate the investor about every booking through mail and SMS.
  9. This guarantee will be given for 3 year after the unit is ready for lease

Investment guarantee program (Optional)

One always thinks about the future property appreciation at the time of making investment. So, what is the long term return for investors of Greenfield Resort Home? Sky is the limit and 150% accumulated is guaranteed.

Yes, it is true. Company will guaranteed the investor an accumulated increment of 150% after a period of 3 years. Let explain it further:

If a investor has buy a unit for say 20,00,000/- ( unit means plot + buildup), now company guaranteed him a amount of Rs 30,00,000/- on completion of three years with following condition:

  1. If a person opt for the program than he/she cannot sell the unit before completion of three years
  2. Under this scheme investor will bound to sell his/her unit in any condition to the company (or on instruction of the company to other investor) after three years
  3. Guaranteed amount mean the accumulate amount paid and to be paid, taking into account the gross amount paid under “guaranteed lease income” referred in chart 1.
  4. Maintenance charges will not be adjusted
  5. All arrears if any, will be deducted from consideration
  6. All memberships will stand cancelled after three years on execution of transfer of unit.

NOTE: This program is optional. There is no completion on investor to opt for this program if he wants to stay invested and enjoy the benefits of Greenfield Resort Home.
